Material Matters: Choosing Finishes That Last in High-Traffic Environments

Durability doesn't have to mean dull. A look at the surface materials and finishes we rely on for spaces that must perform under constant use.
Specifying finishes for a high-traffic commercial interior is an exercise in managing the gap between aspiration and reality. Clients want beautiful spaces; reality delivers foot traffic, spills, furniture drag, direct sunlight, and cleaning chemicals. The finishes that look extraordinary in a showroom on day one must still look good after three years of daily use.
Flooring: Where Durability Decisions Are Made
Flooring takes more punishment than any other interior surface. For high-traffic zones — entrances, corridors, lift lobbies — we typically specify large-format porcelain tiles with an R10 slip rating, or luxury vinyl tiles with a commercial-grade wear layer of at least 0.7mm. Both can be specified in beautiful, authentic-looking finishes that require minimal maintenance.
